Are the free regional plans available in Oakdale?
Yes. Oakdale helped develop the pre-drawn detached ADU plans with Stanislaus County and the other original partner cities, and it remains on the county's partner list as of October 2026. The county page lists 405, 744 and 1,192 sq ft plan sets, with the largest marked as coming soon.
What will Oakdale still need from me?
A permit application and site-specific drawings. A pre-drawn plan covers the building; you still show where it sits, how utilities reach it, and items like trusses, solar and any required sprinklers. We confirm Oakdale's current submittal list for your project.

Which state protections help Oakdale owners?
- No owner-occupancy rule for an ADU (Government Code §66315).
- No parking required for a unit inside the house or an existing accessory structure.
- No sprinklers required unless the main house must have them.
- Ministerial review, without a public hearing.
What usually matters on an Oakdale lot?
- Lot size. Larger lots can fit the bigger regional plans with room to spare.
- Utility distance. A unit far from the house means a longer sewer and power run.
- Unit size. Staying at 750 sq ft or less avoids impact fees.
Should I build big on a large Oakdale lot?
It depends on cost and use. A 1,192 sq ft three-bedroom pays impact fees in proportion to its size, while a 744 sq ft unit pays none. If rental income is the goal, compare the extra rent with the extra cost first. We price both in writing.
