Our ADU process, step by step
A single team from the address check to the final inspection. You always know which step you are on.
- Address checkJurisdiction, zoning, setbacks, easements and a first look at regional plan fit.
- Site walkWe measure the yard and garage, check the panel and locate the sewer line.
- Plan and quoteA regional plan or custom set, with a written, itemized quote.
- EngineeringTrusses, solar, Title 24 where needed, and sprinklers if the main house has them.
- PermitElectronic filing, plan check responses and follow-up until approval.
- BuildFoundation or slab, framing, utilities, insulation and finishes.
- InspectionsWe schedule each one and resolve anything noted.
- Final approvalFinal inspection and permission to occupy.
How long does permit review take?
State law, as of October 2026, sets 15 business days for the completeness check and 60 days from a complete application to a decision, for a lot that already has a home. Every round of corrections adds time, so we aim for a complete package on the first filing.
When is the price set?
After the site walk and the plan choice, before construction. The quote is written and itemized so you can see each cost. If the walk uncovers a likely panel upgrade or slab repair, you hear about it first.
What helps us move faster?
- The property address, plus any survey or title report you have.
- Records of past permits on the house or garage.
- How the unit will be used: family, a long-term tenant, an office or a mix.
- A budget range, and whether you plan to use the city's loan fund.
How long will my project take start to finish?
It depends on the build type, the plan route and how review goes. A junior ADU or a simple garage conversion is usually quickest; a custom detached unit takes longest. Your quote includes a schedule for your project.
