Does Ceres have its own ADU plans?
Yes. As of October 2026, the City of Ceres lists five pre-drawn ADU plans and says it provides them when you submit a building permit application:
| Plan | Size | Layout |
|---|---|---|
| 260 Studio | 260 sq ft (20 x 13 ft max) | Studio |
| 562 Serenity | 562 sq ft | One bedroom |
| 744 Comodo | 744 sq ft | One bedroom |
| 798 Trek | 798 sq ft | One bedroom above a garage |
| 896 Double | 896 sq ft | Two bedrooms |
The city also points owners to the county's plan page for more designs.
Which Ceres plans avoid impact fees?
Every plan up to 744 sq ft sits under the 750 sq ft line in Government Code §66311.5, so those units pay no impact fees, as of October 2026. The 260 sq ft studio is also under 500 sq ft, which takes it out of school fees. The 798 and 896 sq ft plans pay fees in proportion to their size.

What usually matters on a Ceres lot?
- Plan footprint. The 260 sq ft studio fits narrow spaces; the larger plans need a deeper yard.
- Over-garage option. The 798 Trek plan stacks the unit over a garage, which keeps ground space free.
- Solar and trusses. Expect these on any new detached plan.
Which Ceres plan should I pick?
It depends on who will live there and how much yard you want to keep. A single renter may be well served by the studio or the 562; a family needs the 896. We lay each candidate on your plot plan before you decide.
